Tottenham Hotspur have agreed a deal with Middlesbrough worth an initial £14million for academy striker Will Lankshear.
The package could eventually exceed £20million if performance-related add-ons are activated.
Personal terms have not been agreed, while other clubs remain interested in the 21-year-old. However, Middlesbrough are now leading the race to complete his permanent signing.
Lankshear wants assurances over regular football before accepting his next move. He returned to Spurs this summer after an impressive season with Oxford United.

Cartilage Free Captain reports that Tottenham have accepted Middlesbrough’s proposal, although the transfer is not yet complete.
Lankshear scored 12 goals across all competitions for Oxford despite their relegation from the Championship. He collected the club’s Golden Boot and Young Player of the Year awards.
The striker joined Tottenham from Sheffield United for around £2million in 2022. Spurs could therefore secure a substantial profit before potential add-ons and future clauses are considered.
ReadTottenham reported on Monday that the club had entered advanced talks to sell Lankshear permanently after rejecting several earlier approaches.
His departure would continue Tottenham’s profitable academy sales. Tynan Thompson has already joined Manchester United in a package worth up to £8million.
Lankshear has made six senior appearances for Spurs and scored against Galatasaray in the Europa League. However, his route into Roberto De Zerbi’s squad remains limited.
Middlesbrough can offer an established Championship role and the opportunity to compete for promotion. Tottenham must now wait for Lankshear to decide whether the proposed move provides the development pathway he wants.
